MAS rules, October 2026

Lentor Gardens Residences Housing Loan Information

Two MAS rules set how much a bank can lend on a home at Lentor Gardens Residences: the loan-to-value (LTV) limit, measured against the price, and the Total Debt Servicing Ratio (TDSR), measured against income. The figures below applied on 20 October 2026.

Lentor Gardens Residences Loan-to-Value Limits

The limit depends on how many housing loans the borrower already has. Each tier has a standard limit, a lower limit and a minimum share of the price that must be paid in cash.

When the Lower Band Applies at Lentor Gardens Residences

The lower limit applies when either of two tests is met:

  • the loan tenure is longer than 30 years; or
  • the loan would run past the borrower’s 65th birthday, using the income-weighted average age when two people borrow together.

A 32-year-old taking a 35-year loan would finish at 67 and also pass the 30-year mark, so the lower limit applies; a 44-year-old on a 25-year loan stays within 30 years but finishes at 69, so it applies as well. Loans on private homes can run for up to 35 years.

Lower band

Over 30 years, or past age 65.

The loan limit falls to 55%, 25% or 15%, and minimum cash on a first loan rises to 10%.

The TDSR Test for Lentor Gardens Residences Buyers

All monthly debt repayments, the new loan included, must stay within 55% of gross monthly income. The new loan is tested at a medium-term interest rate rather than the bank’s quoted rate, so that a later rise in rates remains affordable.

RuleAs at October 2026
TDSR limit55% of gross monthly income
Interest rate used for the testThe higher of a 4% floor or the loan’s thereafter rate
Variable and rental incomeCounted at 70%, after a 30% haircut

Fixed salary counts in full. Car loans, other property loans and minimum card repayments are deducted first, and what remains is turned into a loan amount. The TDSR calculator for Lentor Gardens Residences applies these rules for one or two borrowers.

In-Principle Approval Before a Lentor Gardens Residences Viewing

Many buyers obtain a bank’s in-principle approval before a viewing. It states how much the bank is prepared to lend on the information given, subject to final approval and a valuation, and turns the stamp duty, the booking fee and the cash share into firm figures. Each bank sets its own terms and validity period.

Once the buyer’s own share is paid, the loan is drawn stage by stage under the payment scheme, and the progressive payment calculator shows the split at every stage.
